It doesn’t. < 10 minutes with DuckDuckGo says that it was invented by a couple of landlords on TikTok who admitted they were trolling.

Its a meme, no one in there right mind would tip a landlord. The concept of the meme is the same as boomers saying don’t eat so much avocado on toast.
